The origins of the architecture profession were a blend of creative vision, knowledge of materials, and the practical ability to co-ordinate and carry out the work.

Motus Architecture embraces this methodology by taking a comprehensive approach to the practice of architecture, offering full Interior Design, landscaping and Planning Services in addition to the core architectural services of Concept Design, Schematic Design, Design Development, Contract Documentation, and Contract Administration.

INTERIOR DESIGN

Motus Architecture aspires to achieve the best outcome for a space, whether internal or external. We consider Interior Design to be an integral part of the architectural process, and embrace this approach to the built environment. This ensures Motus always creates cohesive and considered spaces.

Motus offer varying degrees of interior design service depending on the project – from material selections through to full fit-outs and furniture selections.

Motus maintain an up-to-date knowledge of the latest industry products and innovations, and have close working relationships with leading industry suppliers. This coupled with clever detailing and experience, enables us to create innovative built solutions for any space. By working closely with our client and network of suppliers, Motus ensure all materials, fittings and fixtures that are selected meet our client’s budget and exceed their expectations.

MASTER PLANNING / URBAN DESIGN

Motus strives to create urban spaces that respond to their function and activity, but at the same time provide a sense of place.  It is important that the spaces engage, interact and evolve with the community over time.

The Motus Team have substantial experience working with community groups and local government in the strategic planning of neighbourhood centres and redevelopment of ‘tired’ properties.   Motus have been instrumental in assisting groups to adopt alternative development opportunities that have maximized the yield of their assets through clever urban design and master planning.

Numerous commissions have centred on the strategic planning of Activity Centre Precincts for local Councils, and have involved a thorough investigation of possible uses for Council owned land.  These Precinct studies required the clever integration of commercial, residential and retail zoning with public buildings and open spaces.  Achieving efficient and cost effective outcomes to revitalise these parts of the community was our major goal.

Motus Property is a property investment, development and management service. The core areas of expertise are multi-unit residential, commercial and mixed use developments.

Together with Motus Architecture, Motus Property aims to deliver a seamless development management service to their clients, maximising returns and minimising hassle.

PROPERTY INVESTMENT
Motus Property has a primary focus on providing quality service that adds value and enhances a clients’ return, whilst minimising development risk. This is achieved through conservative analyses paired with innovative ideas. Meticulous financial feasibility analysis, combined with detailed market research and accurate time and cost management further supports the provision of exceptional service.

MANAGEMENT SERVICE
Motus Property clients range from individual land owners through to investment syndicates, with project completion valuations ranging from $4m through to $60m.

We offer a wide range of management services tailored to our client’s specific needs.

The Motus Property team offer services through all stages of the property development process, whether separately or holistically. Motus can assist in finding the right solution and process to suit any project.

FEASIBILITY & DUE DILIGENCE
Includes: Detailed site research and due diligence including planning and scheme advice, comprehensive financial feasibility analyses, feasibility reports, strategic development advice, concept analysis, development brief and implementation strategy, and financial structuring and advice

ACQUISITION
Includes: Site acquisition and research, contract and acquisition negotiations, risk mitigation and exit strategies.

SYNDICATE MANAGEMENT
Includes: syndicate formation and administration, investor communications and management

DEVELOPMENT MANAGEMENT
Includes: Leasing, sale and marketing coordination, stakeholder consultation and reporting, and project handover.

THE DESIGN PROCESS

At Motus, our design ethos is fundamental in our approach to design. In order to design ‘evocative spaces’ and provide ‘inspired solutions’ to our clients, quality of design must come first and foremost.

We are passionate about design and the importance of designing buildings that enhance the built environment and lives of end users.

CONCEPT / SCHEMATIC DESIGN

Includes exploratory investigations into site /climate/cultural factors and development of client brief. Ideas are explored and refined through drawings and models to adequately explain the proposed building concept to the client, or greater public. Ultimately, the goal being to transform a concept into project ready for a Development Application.

Concept Schematics

DESIGN DEVELOPMENT

Includes development of the approved concept design in collaboration with input from specialist consultants and suppliers. Building finishes and systems are reviewed and refined to reflect the requirements of the brief and building budget.

Design Development

CONSTRUCTION DOCUMENTATION

Includes contruction drawings, construction specification, supplier schedules and coordination of specialist consultants to ensure building services and structure do not intrude or impact upon the architectural intent. Upon completion of this stage a full set of Construction Documents will be provided ready for Tender.

CONTRACT ADMINISTRATION

Includes inviting and assessing tenders, finalisation of building contract and ensuring the builder undertakes construction in accordance with the terms of that contract and the relevant Australian Standards / Building Codes. By having an Architect as Superintendent, it also ensures that builder shortcuts are avoided and the quality of workmanship provided is of an acceptable standard.
