Situated near Oxford St in Leederville and sandwiched between high and low density sites, the project required a complex planning strategy to be feasible.
Although outside the planning scheme rules, the client brief was to design a mixed use building that was an intermediate height between the commercial building on Oxford St and the residential building on Bourke St.

Motus successfully argued that the high quality mixed use building was a transition between the higher densities on Oxford Street to the lower residential scale of the surrounding suburb. Consequently planning approval was granted for eight apartments and one commercial tenancy.
